Once the borrower has received their loan quote from us and they have returned the signed copy to us (which gives us the authorization to proceed), the following documents will be required from the borrower to start the loan processing:

The lender will run a soft pull credit check to verify identity (this doesn’t show as an inquiry on the credit bureau, and doesn’t affect the credit and FICO scores)
If the borrower is requesting the loan for a rental property, we will request the following from the borrower:
For properties whose title is in the name of a Trust, we will need the following for the title company:
If a property is going through probate court, we will need a copy of:
If the loan is for the purchase of a property, we will need a copy of:
If the borrower has filed for bankruptcy, we will need the bankruptcy case dismissed before closing
If the loan is for a Commercial property or Multi-units, we will need:
If the loan is for ground up Construction, we will need the status of the project and any documents the owner has received from the county or whatever our lender requires
